What actually goes wrong
- 01
The geology. Middle Tennessee is karst limestone and the water moving through it dissolves calcium carbonate on the way to your tap. That is where the hardness comes from and it is not going to change.
- 02
Scale on every heated surface. Inside the water heater first, then the dishwasher element, then the coffee maker, then the shower glass you cannot get clean. The water heater is the expensive one and it is the one nobody connects to the cause.
- 03
Fixture cartridges. Hard water chews through the ceramic discs in a mixing valve, which is why a four-year-old faucet in Franklin drips when the same faucet in a soft-water city goes fifteen years.
- 04
Soap that does not lather, laundry that comes out stiff, and a film on the dishes. All the same thing, and all of it stops within about a week of an install.

One we did — June 2026
The third water heater in fifteen years
A customer asked us why she was on her third tank since 2011. Jesse tested the water on the doorstep before quoting anything — the reading came back well above the point where scale starts costing you appliances. We installed the softener and the tank together. The interesting part is that she had bought all three previous heaters from companies that never mentioned the water.

Somebody who called about this
Third water heater in fifteen years and I finally thought to ask why. Jesse ran a hardness test right there on the doorstep before he quoted anything and showed me the number. Turns out it's the water, not the heaters. Put in a softener and a new tank, and both prices were sitting on their website before he ever knocked. Side effect nobody mentioned: the shower glass stopped fogging up.
