What actually goes wrong

Undersized supply after somebody adds appliances. A house plumbed in 1994 for a furnace and a range will not carry a tankless, a generator, and a patio grill on the same line. The symptom is a tankless that goes lukewarm when the furnace kicks on.

Corrosion where the line leaves the ground. The transition from buried to above-grade is where moisture sits and where we find most of the failures, usually right at the riser.

CSST that was never bonded. Corrugated stainless is fine and it is code, but it must be bonded to the electrical ground, and in Middle Tennessee we still find runs from the mid-2000s that never were. A nearby lightning strike is what finds it for you.

Flex connectors reused on an appliance swap. They are single-use. We replace them every time and it is in the price.

A gas line that would not have carried the load
The generator installer had told the homeowner the existing line was adequate. Brandon ran the actual load calculation — furnace, range, tankless and a twenty-two kilowatt generator — and it was not close. We upsized from the meter, pressure tested it, and photographed every joint before anything was closed up. The reading is printed on the invoice.

Brandon actually load-calculated the house instead of eyeballing it, and came back and said the existing line wouldn't carry the generator plus the tankless — which is not what the generator company had told me.
