What’s under these buildings
Historic downtown Franklin is genuine nineteenth-century construction — pier and beam, crawlspaces you can barely get into, and plumbing that has been added to five or six times. Then there is everything from the Cool Springs boom onward: 1990s and 2000s subdivisions on slab, and the newer Westhaven and Berry Farms builds, which are well made and have their own specific failure list.

Polybutylene in the 1978–1995 stock
Grey plastic supply with copper crimp rings, and there is a lot of it in the older Franklin subdivisions. It fails at the fitting, without warning, and insurers do not like finding it. If you have it we will tell you, and we will not pretend a repair is a solution.

Manifold closets in the newer builds
Westhaven and Berry Farms homes are plumbed off a central PEX manifold, which is a good system — but the closet is often behind finished space and the labels have faded. Half our first visits out there are spent mapping which line goes where, and we leave you a photograph of it labelled.

Crawlspace freeze in the historic blocks
Downtown houses sit on open or partly vented crawlspaces. In the 2024 freeze the failures were almost all within three feet of a foundation vent nobody had closed.

Nine at night, in the freeze, at the normal price
The January cold snap put us at four times normal call volume for six days. This one was a crawlspace line three feet from a foundation vent that had been left open all winter. The repair itself was routine. The part worth writing down is the invoice: the same figure it would have carried on a Tuesday morning in April. We held every price that week.
