What’s under these buildings
Mt. Juliet has been one of the fastest-growing cities in Tennessee for two decades and the housing reflects it — subdivision after subdivision, slab-on-grade, built quickly. That is not a criticism of the houses so much as a description of what we get called about: things installed to a schedule, by whoever was available, and now just far enough out of warranty to be yours.

Bellied sewer lines in fast-built subdivisions
PVC laid in a trench that was never properly compacted settles into a low spot. Water stands there, solids drop out, and you get a backup in a line with decades of life left. A camera finds it in ten minutes and the recording is what you take to the builder if you are still inside the structural warranty.

Builder-grade shutoffs that will not shut off
The plastic multi-turn stops used on a lot of the 2015–2021 builds seize open. You find out during an emergency, which is the worst possible time to find out. We replace them with quarter-turn brass, and it is cheap.

Water heaters in the attic
Common in the newer builds here to save floor space, and fine until it is not — a tank failure in an attic damages every ceiling under it. If yours is up there, the pan and the drain line are not optional and we check them free on any visit.

A gas line that would not have carried the load
The generator installer had told the homeowner the existing line was adequate. Brandon ran the actual load calculation — furnace, range, tankless and a twenty-two kilowatt generator — and it was not close. We upsized from the meter, pressure tested it, and photographed every joint before anything was closed up. The reading is printed on the invoice.
