What’s under these buildings
Smyrna grew hard around the Nissan plant from the 1980s onward and it has not stopped. The bulk of what we work on is 1990s and 2000s slab-on-grade subdivision housing, with newer construction filling in continuously. It is a young stock by Nashville standards, which changes what fails: not decay so much as the first wave of original components reaching the end of their design life all at once.

Everything original, aging on the same schedule
A 1996 subdivision was plumbed in one go with one set of components. Thirty years on, the water heaters, the supply lines, the shutoffs and the fixture cartridges all reach the end at roughly the same time. It feels like bad luck and it is just arithmetic.

Pinhole copper
Hard water plus high flow velocity erodes the inside of an elbow. Once you have had two pinholes you will get a third, and at that point patching is more expensive than repiping — we will do the arithmetic with you on the spot rather than sell you a third patch.

A lot of the sunroom and bonus-room additions out here have low or no attic space above them, which changes what an overhead reroute costs. We check that before quoting a repipe, because it is the single thing that moves the number.

A flange two remodels below the floor
The toilet had rocked for years and two previous plumbers had answered it with a thicker wax ring. The actual problem was that the bathroom had been retiled twice and the closet flange was now most of an inch below the finished floor. Devin fitted an extender ring and set it properly. Four hundred and fifteen dollars, which is what the website says a toilet costs, extender included.
