What actually goes wrong

Flanges below finished floor level. Every time a Nashville bathroom gets retiled, the floor comes up a half inch and the closet flange does not. Stack two remodels and the flange is now well under the tile, which is why your toilet rocks and why a wax ring alone will not fix it.

Supply lines that were never replaced. The braided line behind your toilet has a rubber core with a service life, and a failed one at 3am is the most common flooded-house call we take. We replace them on every install.

Disposals on the wrong circuit or with no air gap where the dishwasher ties in. Common in the flip stock around East Nashville.

Shower valves that stop mixing. Hard water again — the cartridge is done, and on most brands it is a fifteen-minute job that people live with for two years.

A flange two remodels below the floor
The toilet had rocked for years and two previous plumbers had answered it with a thicker wax ring. The actual problem was that the bathroom had been retiled twice and the closet flange was now most of an inch below the finished floor. Devin fitted an extender ring and set it properly. Four hundred and fifteen dollars, which is what the website says a toilet costs, extender included.

Somebody who called about this
