What actually goes wrong

Hardness. Water moving through karst limestone picks up calcium, the calcium drops out inside the tank, and the burner ends up heating a layer of rock instead of water. The steel above it overheats and the glass lining cracks. That rumbling noise is the sound of it happening.

The anode rod, which is a sacrificial magnesium rod that corrodes so your tank does not. Once it is gone the tank is on borrowed time. Almost nobody replaces one because almost nobody knows it exists — we check yours at every visit and it costs nothing.

Thermal expansion. Most Middle Tennessee houses built or re-plumbed since the nineties have a check valve or pressure-reducing valve at the meter, which makes the system closed. A tank with nowhere to expand pushes the T&P valve open, and people replace the valve. The valve was doing its job.

Undersized gas on a tankless conversion. A 199,000 BTU unit will not run on the half-inch line that fed a forty-gallon tank. Our tankless price includes upsizing it, which is why the number does not move when we get there.

Tankless in a 1950s ranch without opening a wall
Two other companies quoted this as a wall-opening job because the existing flue chase looked too tight for the new vent. Tight and impossible are different things. Tyler ran the concentric vent through the existing chase and upsized the gas from the meter in the same day. The customer paid $5,900, which is the number on our website, because the gas line upsizing was never a separate line item here.

Somebody who called about this
Needed a gas line run for a generator. Brandon actually load-calculated the house instead of eyeballing it, and came back and said the existing line wouldn't carry the generator plus the tankless — which is not what the generator company had told me. Pulled a permit, pressure tested it, texted me photos of every joint before he closed anything up. They weren't the cheapest bid I got.
