What actually goes wrong

  1. 01

    Galvanized steel supply, standard in Middle Tennessee through the fifties and still in a lot of Berry Hill and Green Hills stock. It rusts from the inside out. A three-quarter-inch pipe ends up passing water through a quarter inch of open bore, and the tell is a shower that dies when someone flushes.

  2. 02

    Pinhole leaks in copper. Hard water plus a high flow velocity erodes the inside of the elbow, and once you have had two pinholes you will have a third — they are not bad luck, they are the pipe telling you its wall thickness is gone.

  3. 03

    Polybutylene, in houses built here between roughly 1978 and 1995. Grey plastic, usually with copper crimp rings. It fails without warning and no insurer likes it.

  4. 04

    A slab that has been chased once already. If somebody has jackhammered your floor to fix one leak, the second leak is coming, and at that point repiping overhead through the attic costs less than opening the slab twice more.

Galvanized out, PEX in, four days

Original galvanized supply throughout a 1954 house. The owner had been told for years that the brown water was the water heater. We cut a section out of the basement run and the bore was down to about a quarter inch of open pipe — we left the piece on the counter, because it explains itself better than we can. Repiped overhead in PEX-a so nothing went back under the slab.

Main line backed up on a Sunday night and I'd already decided I was going to get gouged. $189, exactly what the site says. Devin pulled up the camera footage on his tablet and showed me the low spot in the line, then told me it was probably still under my builder's warranty and I should call them before I paid him anything. He didn't charge me for saying so. I've lived here six years and that's a first.
